A 25-step journey to a prefabricated house

Building a prefabricated house is a precise and fast process, but it requires good organization. With us, there's no "idle time". Here's what the complete journey looks like, from the moment you call us to the moment we hand you the keys to your new home.

Phase 1

First Steps and Documentation

Everything starts with a conversation and legal preparation. In this phase, we define what you want and secure the permits without which construction cannot begin.

Start

Call and Consultation

The first contact where we define your wishes. You get honest answers to questions about prices and deadlines, whether you want a standard house type or a customization of your own sketch.

Site

Site Visit and Inspection

We go out to the site to check the slope and truck access. Under the contract, the investor (buyer) is required to ensure unobstructed access for a truck with a trailer all the way to the construction site.

Design

Conceptual Design

Before signing the contract, it's important that you have a conceptual design, which is a prerequisite for our agreement. If you choose a standard house type from our catalog, the conceptual design is provided by us.

Documentation

Sorting Out Documentation

The buyer hires a local designer and submits applications for location conditions and a building permit through the CEOP system. A local architect knows the regulations of your municipality best and will handle that part of the job fastest and best.

Legal

Signing the Contract

Only once you have obtained the necessary permits do we sign the contract. This ensures that construction proceeds legally and without inspection delays.

Project

Construction Execution Project

Our designer now prepares a detailed Construction Execution Project. This is the precise plan according to which the elements are "forged" in our factory, and it contains an accurate and complete specification of materials.

Phase 2

Site Preparation and Production

While we work on the elements in Ivanjica, the ground-zero point is being prepared on your plot.

Surveyor

Surveyor Site Visit

After obtaining the permit, you hire a surveyor to precisely mark out (stake) the plot and set the points where the foundations will be located.

Infrastructure

Securing Utility Connections

Before work begins, the investor is required to provide an electricity and water connection at the construction site itself, necessary for operating our machines and tools.

Phase 3

Foundation and Floor Construction

While the structure is being prepared in the factory, we lay the base on your plot. A prerequisite for starting foundation works is that the plot be cleared (of bushes, debris, weeds, tall grass, and similar).

Concrete

Foundation Construction

Our team levels the terrain, after which trenches are dug and strip foundations are poured (MB 20 concrete). The plinth walls are built from concrete blocks. Between the plinth walls, soil is filled in and compacted in layers of the required height, over which a gravel bedding layer is laid to serve as the base for the concrete slab. Before pouring the concrete slab, reinforcement is placed at the appropriate spots. The concrete slab is made of compacted MB 25 concrete, d = 10 cm. During foundation construction, pipes for water drainage and supply are left 1m from the house, as well as a Ø100 pipe for sewage. Key precision (Leveling): The foundation must be perfectly level. Why does this matter? Unlike brick construction, where unevenness can be "ironed out" with mortar, the foundation of a prefabricated house must be executed with much greater precision than in traditional construction, since the sill plate rests directly on it, and the finished walls — which are accurate to the millimeter — are mounted onto that sill plate.

Pause

Curing and Preparation

After pouring, the foundation slab must rest for about 15 days (depending on weather conditions) for the concrete to reach the required strength. This time is not "dead time". In parallel, your house is being finished in Ivanjica – the walls are already fitted with OSB boards and mineral wool insulation (100mm for exterior walls, 80mm for interior walls)

Protection

Waterproofing and Grounding

Very important – we install galvanized grounding strips into the foundation.

Phase 4

Assembly and Roof (Gray Phase)

This is the most exciting part of the process, where the building takes its shape.

Transport

Logistics and Transport

We organize the complete logistics and transport of the elements from our factory in Ivanjica directly to your plot, regardless of where you are located in Serbia. Our assembly crew meets you on site, ready to unload the materials, which is also exclusively our responsibility. It's important to emphasize that transport and unloading carry no additional or hidden costs – everything is included in the agreed price, so that you're completely free of any logistical concerns. It is also our responsibility to provide accommodation and meals for our workers on site.

Assembly

Wall Element Assembly

Before assembling the walls, we carry out the first phase of waterproofing (hot bitumen coating and tar paper) exactly beneath where the walls will go. The assembly itself proceeds quickly, since every wall element is pre-numbered at the factory and made exactly according to our engineer's execution project. The walls are anchored to the sill plates, which have previously been coated with bitumen. We use modular elements with a wooden frame (fir timber) and OSB cladding on both sides. All joints are precisely sealed with wooden battens, after which the panels are screwed together to ensure the complete stability of the structure.

Roof

Roof Structure (Trusses)

Instead of classic rafters, we install lattice roof trusses (binders), which are anchored with metal "U" profiles. The roof is covered with boards, tar paper, battens, and finally high-quality interlocking roof tiles in red.

Completion

Sheet Metal Works

We install gutters made of plasticized sheet metal, wind battens, and carry out the cladding of the chimney (which is built from solid brick immediately after the wall assembly). The final sheet metal works and gutter installation are deliberately planned for the very end of the assembly phase. This sequence of work is intentional, and the gutters are installed on the last day to avoid having to lift the roof tiles again later and to ensure the roof covering remains untouched.

Phase 5

Building Enclosure and Installations

We move on to the interior and energy efficiency. The house becomes a fully enclosed structure.

Joinery

Premium Joinery

Once the roof is in place, we install the exterior joinery (windows and entrance door). This step is crucial, as the house becomes fully enclosed and protected from wind and drafts, which allows the interior finishing works to take place under controlled conditions. We install six-chamber PVC "Salamander" profiles with double glazing filled with argon (high-quality joinery that meets energy-efficiency standards). The entrance door is made of aluminum (Alumil) with a thermal break and PVC decorative panels.

Installations

Electrical and Water Wiring

Our craftsmen carry out the electrical and plumbing installations exactly according to the previously approved execution project. It's important to emphasize that all installations are placed inside the wall panels, in a safe and standardized way that guarantees longevity and safety. The installations are routed inside the walls using self-extinguishing conduits and PGP cables. We install an RCD (residual-current/FID) switch for maximum safety. We run the water supply pipes up to 1m from the building, while inside the building we leave all the necessary outlets (fittings) ready for the later installation of sanitary fixtures.

Insulation

Floor Insulation and Screed

A serious insulation "sandwich" is applied over the slab: bitumen membrane, Condor strips, and extruded polystyrene (30mm). A 5cm-thick screed (a mixture of fine sand and cement) is then poured over this, serving as an ideally level base for laminate and tiles.

Phase 6

Final Finishing Works

The house is gradually becoming a home ready for life, with the finishing touches applied to every detail.

Tiles

Tiling (Precise Installation)

We lay the chosen tiles onto the prepared floor and wall surfaces. In the bathroom, the tiles are laid all the way to the ceiling, and in the kitchen up to a height of 160 cm, setting the aesthetic foundation of your home.

Painting

Interior Painting Works

We prepare the interior by taping the joints of the plasterboard (9.5 mm thick, or 12.5 mm moisture-resistant in the bathroom) and applying filler. The final painting is done with white dispersion paint in two coats.

Facade

Complete Demit Facade

On the outside, we build the facade with 100mm Styrofoam, which is both glued and dowelled to the wall, along with adhesive and mesh. The finishing layer is a smooth acrylic facade render (1.5mm grain size), which gives the house its final look and top-tier thermal insulation.

Sanitary Fixtures

Sanitary Fixtures (Commissioning)

Our plumber installs the bathtubs/shower cabins, sinks, water heater, and all accompanying equipment. In this step, the bathroom is fully commissioned.

Flooring

Interior Doors and Flooring

We install white MDF interior doors with "floating" trim on both sides. Onto the fully dry screed, we lay beech laminate flooring (8mm, class 32) with matching skirting boards. The floors are now ready for the furniture to be brought in.

🔑 Finale

STEP 24: Turnkey – Time to Move In!

Although our contract commits us to a 90-day deadline to allow for the impact of weather conditions, our efficiency in production and assembly most often allows us to hand you the keys well before that deadline. Often, after just 10 weeks, your home is ready for the final quality inspection carried out by your supervising authority. The moment we're certain that every screw is in place and every detail is perfect, we carry out the handover and let you enjoy your new home.

Additional Options

Additional Works

By agreement with the buyer, our capacity also allows us to carry out works such as colored exterior render finishes of your choice, pouring concrete pathways, digging a septic tank (if needed), and there is also the option of installing roller shutters and mosquito screens. These works are charged separately and are defined before the contract is signed.
